Estimated Real Estate Construction Costs

1. WELL DRILLING currently costs about $30 per foot. Hydrofracking is usually done when a well exceeds 300 feet and still does not provide acceptable recovery for a standard 3 bedroom home. This process will cost approximately $3,000. Well casing is generally used to the 50 foot level. Once bedrock is encountered it is not necessary. The 50 foot depth also ensures a minimum of possible well contamination. The average price for a well in this region is approximately $5,500.

2. SEPTIC MOUND systems for a standard 3 bedroom home leave a footprint of 34 x 84 feet. The actual working size is 10 x 60 feet. Construction costs vary from site to site but a good ball park figure at this time is $10,000 to $15,000.

3. ROADWAY construction: Driveways are usually 14-16 feet wide. If you cut your own trees and brush figure about $10 to $12 per foot. Platted road construction is usually about 22 feet wide with 6 inches of Class 5 material on top. Figure around $25 per foot.

4. POWERLINE construction varies among power companies. Figure an average of $3.50 per foot when above ground or $8.50 per foot when underground. Right of way for power poles is 40 feet. Underground power is usually layed on the edge of a driveway.
